We do both, and we price them differently because they are not the same job.

Occupied-building work

Adjacent tenants are open while you build. Night and weekend picks, noise windows, protected egress and coordinated loading dock use are standard on this work rather than exceptions.

Tight sites

Downtown Boston, Cambridge and Somerville sites rarely have laydown space. Steel gets delivered just-in-time from a staging yard, which puts the delivery sequence on the critical path with the crane.

Landlord and base building coordination

Fit-out steel usually needs landlord approval and base building engineer sign-off before anything is welded to existing structure. We build that review time into the schedule.
